Hougang & Kovan MRT, Cross Island Line
The name “Hougang” that we know today is the Mandarin pronunciation of au kang, which means “at the back of the river” in both Teochew and Hokkien. The river in this case refers to Sungei Serangoon at the end of Upper Serangoon Road. Many long-time residents who lived in the area before the residential town was built still fondly use the name Au Kang, rather than Hougang.
Hougang was first covered with gambier and pepper plantations. These later gave way to coconut plantations and fruit orchards by the pre-war years. By the late 1830s many of Au Kang’s early landmarks, settlements and communities were formed along Upper Serangoon Road, the arterial road running through the area. The road is one of the oldest built in Singapore, it had extended all the way from town to the foot of Sungei Serangoon, facilitating in the transport of not only from the interior of north eastern Singapore, but also from Johor to Singapore town.
In the late 1970s, the Housing & Development Board (HDB) redeveloped Hougang to become the present-day residential town we know today. Amid the housing estates and new facilities, traces of its past can still be found, whether in its old landmarks or traditional businesses.
In 1953, the Social Welfare Department officially opened the first social centre in Singapore’s rural areas to bring essential social services to the people. The first of these centres was built on Lim Ah Pin Road. Facilities and services included a maternity and infant welfare clinic, classes for children, a boy’s club and regular adult education classes. The clinic, often referred to as Lim Ah Pin Clinic, served the residents of Au Kang, Punggol and Tampines.
The original town centre situated at Hougang Street 21 provided residents with facilities and even boasted a series of “firsts”. In 1984, McDonald’s opened an outlet in the town centre, making Hougang the first housing estate in Singapore to have a fast food restaurant. 2 years later, the first bowling centre in an HDB estate was opened at Hougang Avenue 1. Known as The Striker’s Bowl, the $4 million centre made a splash in the news with its 26 lanes and cutting-edge computerised scoring system. The centre also became known during its time for hosting bowling leagues. The town centre also housed the largest supermarket emporium at the time. Built in 1983, the emporium offered residents an all-in-one mall shopping experience, featuring a supermarket, restaurant, music schools and other commercial businesses all under one building. This first town centre was later revamped and renamed Kovan City in 1998. In 1987, another town centre was built at Hougang Central and featured a few “firsts” as well. Hougang Plaza was opened in 1993 and was said to be the first all-entertainment complex in a HDB estate with recreational facilities such as a bowling alley, a billiards hall and a cineplex. Another more recent “first” for Hougang is Hougang Mall, opened in 1997. It was the first shopping mall developed by the National Trades Union Congress (NTUC).Today, Hougang is known as a vibrant area of the heartlands. It is home to Punggol Park, a scenic 16ha space where residents can play and exercise. The park is also connected to the North Eastern Riverine Loop by the Park Connector Network.
In January 2011, it was announced that Hougang would be one of 3 heartland areas that will undergo comprehensive redevelopment under the Remaking Our Heartland programme. The plans will rejuvenate the town centre and enhance the town’s rich history and heritage.
Its superior location presents a good investment opportunity for home-buyers. A well-located private property that has amenities close by tends to be a better investment option since it likely retains its value over time and fetches a better resale value at the opportune time.
Hougang is a matured town with a trendy neighbourhood located in the North-East Region of Singapore. Flushed with abundance of self-sufficient amenities and commercial activities, residents will find everything they need within walking distance, saving valuable time commuting to the central region of Singapore. Commercial malls such as Heartland Mall, Hougang Mall, Hougang 1, and NEX provide a plethora of retail outlets for fashion, home furnishing, electronics, recreation and dining options, as well as other businesses and services. And all these amenities are just a short drive or a few stops away if you prefer to take public transport from Kovan and Hougang MRT stations.
To some, Hougang may seem “ulu” or far-flung from the central region of Singapore and major business hubs. More so if you do not own personal transport. On the contrary, Hougang Town is well served by the Hougang Central Bus Interchange with a range of public bus services going to other parts of the island. It is located in Hougang Central, near Hougang Mall and it has an underground link to Hougang MRT station, which has been earmarked to be the future Cross Island Line Hub in 2030 to further enhance seamless transport connectivity. Residents of The Florence Residences will be delighted to learn that they have the luxury of an additional MRT station at Kovan since the condominium sits in between these two stations. With Singapore’s highly integrated transport networks, traveling time on the train to Central Business District (CBD) takes only 18min. And if you are driving, it is just a short 25-min ride.
Power Of ‘MRT’ Effect
This property’s advantageous proximity to the North-East Line MRT network also makes it an extraordinary project for keen investors. Savvy property investors will be able to recognize the power of the “MRT effect” which is defined as a value-added phenomenon whereby prices of properties skyrocket from the association of a nearby MRT station. For decades, the MRT system forms the backbone of our public transport system. Living near an MRT station provides additional convenience to both homeowners as well as tenants. As Singapore moves towards a car-light lifestyle, the MRT is set to become the main mode of transport and commute eventually. When the Cross Island Line runs through Hougang MRT Station in 2030, residents will have additional direct MRT routes to Changi and the western part of Singapore. Residents of The Florence Residences will benefit from its close proximity to both Kovan and Hougang MRT station, which is just minutes’ stroll away. Currently, Kovan MRT station is just one stop away from Serangoon interchange MRT station, which connects you to every corner of the island with ease.
Leisure and Greenery
Community centers and sports halls are easily accessible to residents to maintain a healthy and active lifestyle. You can engage in leisure sports such as badminton, aerobics or gyms workouts at very affordable rates. Parks in the area such as Punggol Park, Hougang Neighbourhood Park, and Realty Park Playground ensure there are pockets of nature and greenery available to residents seeking a quiet retreat. In fact, through an array of Park Connectors (PCN) routes running through these public parks, one can cycle to Gardens By The Bay without meeting much road traffic. It is no wonder the town of Hougang is gaining so much popularity where Singaporeans flock to over the weekends.
There are plenty of mixed fares and hidden gems that have added buzz to the neighbourhood; From hipster eateries such as Lola’s Cafe and Ice Edge Cafe to local favourites such as Yaowarat Thai Kway Chap or old-time hawkers like Heng Long Teochew Porridge.
Proximity To Respectable Schools and Childcare Centres

The close proximity to good school is always a huge draw for families with children. Modern Montessori, Pat’s Schoolhouse and Kinderland are some of the popular branches in the vicinity.
Setting itself Apart
Due to the rapid rise of new facilities such as sports complexes and shopping malls in Hougang, this address has steadily gained following in recent years, resulting more HDB flats coming up around the town centre. Having said so, there is not much traffic congestion since the population density is still not exceedingly high. Although The Florence Residences sits on Hougang estate, its location is actually nestled at a quiet corner amongst the landed housing enclave bounded by Florence Road and Hougang Ave 2. Besides being a new kid on the block, The Florence Residences is also one the most desirable private residential developments in the vicinity due to its quiet location accompanied by picturesque unblocked views.
Residents can also look forward to an exciting future brought by numerous URA and other exciting transformations happening now around Hougang. Defu Industrial, Lorong Halus Industrial Park, Paya Lebar Airbase, Punggol Digital District, Seletar Aerospace Park and Changi Aviation Hub are just some of the current surrounding industrial developments being progressively transformed into highly liveable and sustainable new town. The possibilities are immense for the community of the future. And thanks to new industrial estates, business parks and connectivity enhancements that will be rolled out in the coming years, resale prices in the area will continue to see upward movement.
